Roofing is one of the most expensive building components, and it rarely lasts for the entire advertised life expectancy. The reason is that commercial roofs require regular attention but are often “out of sight, out of mind” after installation is complete. Below is a comparison of advertised service lives for PVC and EPDM roof membranes compared to actual performance when studied by the National Roofing Contractors Association.
According to multiple sources* proper maintenance is the only way to get a low slope roof to make it into the 1% surviving 20+ years. This includes visual surveys twice per year, generally spring and fall, as well and a non-destructive moisture survey every 2-5 years.
