Property Condition Assessment (PCA)
Grand Rapids Commercial Building Inspection LLC (GRCBI) and Metro Detroit Commercial Building Inspection LLC are the only exclusively commercial inspection firms that inspects to the industry recognized ASTM E2018-15 standards for providing a Property Condition Assessment (PCA). Every commercial building is different, and investing in a piece of commercial real estate involves a major commitment of time and money. GRCBI/MDCBI is able to cater to all clients’ needs based on risk tolerance, time, and budget constraints. Services can range from a baseline ASTM E2018-15 PCA walk-through survey, up to an enhanced technical inspection utilizing a team a specialty consultants and licensed contractors.

On Site Walkthough and Visual Inspection
This visual and non-invasive walkthrough identifies physical deficiencies including deferred maintenance as well as physical condition of major building components. This typically includes the exterior, building structure, envelope including roof, interior, plumbing, electrical, and HVAC..
Key Personnel Interviews
Interviews could include owners, maintenance/facility managers, and anybody else with knowledge about the subject property. Interviews can reveal maintenance, repair, and general building history that may or may not be documented. Owner permission is required for interviews as some transactions are done without tenant knowledge.
Examination of documents can reveal maintenance schedules, vendor contracts, past violations, repairs, upgrades, and many other facts about the building history. Document review also serves to verify information gathered from interviews and observed during the walkthrough.
Ideally all three components will be included in a PCA, however if documents are unavailable and key personnel are unwilling or unable to participate, the On Site Walkthrough will be the primary source of information about the property.
All components to be inspected and services to be performed will be clearly spelled out in a written proposal prior to inspection.
The PCA data is compiled into a single Property Condition Report (PCR)
The walkthrough, interviews, and documents review will reveal a great deal of data. This will be compiled by GRCBI/MDCBI into a single Property Condition Report (PCR). The PCR will include immediate repair items, deferred maintenance, as well as a recommended course of action. It will also include items that require immediate action for safety concerns, potential building and fire code violations, or conditions that may result in critical failure or expense if left alone. The document will be written in a narrative format with photographs and any other relevant exhibits included to make all information easy to understand.
