Phase I Environmental Site Assessment
Grand Rapids Commercial Building Inspection LLC (GRCBI) offers Phase I ESA services as specified by the ASTM E1527-13 Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process. GRCBI will research the subject property back to the first known development or 1940, whichever is earlier. The purpose of the Phase I ESA is to find Recognized Environmental Conditions, otherwise known as RECs.
The Phase I ESA is a multifaceted investigation and includes the following:
GRCBI reviews relevant records per the ASTM E1527-13 standard. Record review includes national environmental records, state and local records, and historical records.
A GRCBI inspector will visit the subject property to complete a visual survey in an attempt to identify RECs or potential RECs. In most cases the survey will included the property’s interior, exterior, and any adjoining property visible from the subject property.
Key Personnel Interviews
Interviews could include owners, maintenance/facility managers, government officials, and anybody else with knowledge about the subject property. Owner permission is required for interviews as some transactions are done without tenant knowledge.
The Phase I ESA data is compiled into a single report.
The walkthrough, interviews, and documents review will reveal a great deal of data. This will be compiled by GRCBI into a report that details findings, opinions, conclusions, and additional investigation if necessary.
